ABOUT HOCKEY HOME BUYERS
We Buy Real Estate With Complicated Title.
Have a property you can't sell because of a title problem?
Some properties are easy to sell. Others aren't.
Unresolved estates. Missing heirs. Old deeds. Unreleased liens. Judgment liens. Probate issues. Chain-of-title problems. Multiple owners. Name discrepancies. Long-forgotten interests.
These problems can make a property difficult—or seemingly impossible—to sell through a traditional real estate transaction.
Hockey Home Buyers buys properties with complicated title issues and works with experienced title professionals to determine whether a transaction can be completed.
You don't have to fix everything before you contact us.
A PROPERTY DOESN'T HAVE TO HAVE PERFECT TITLE FOR US TO TAKE A LOOK
At Hockey Home Buyers, we specialize in acquiring real estate that other buyers may be unwilling or unable to purchase because of title complications.
We evaluate the property, investigate the available public records and title information, and work with the appropriate title and closing professionals to determine whether the transaction can be made insurable and closed.
We may be able to purchase properties involving:
Estate & Heirship Issues
The record owner has passed away, the estate remains open, heirs have not been identified or documented, or ownership has not been properly transferred.
Missing or Unreleased Liens
Old mortgages, judgments, tax liens, mechanics' liens, HOA assessments, or other recorded matters may appear in the title search.
Clouded or Defective Title
Prior deeds, releases, satisfactions, affidavits, or other recorded documents may contain errors, omissions, inconsistencies, or other issues affecting the chain of title.
Multiple Owners
A property may have multiple owners or potential ownership interests, making a conventional sale difficult to coordinate.
Probate-Related Properties
The property may still be titled in the name of a deceased owner or may require additional estate documentation before a closing can occur.
Old or Difficult-to-Trace Ownership
Sometimes the problem isn't the property—it's figuring out exactly who has an interest in it.
Other Title Problems
If a title company has told you that there is a problem with your property, we would like to hear about it.
YOU DON'T HAVE TO SOLVE THE TITLE PROBLEM BEFORE YOU CALL US
One of the biggest misconceptions we encounter is that a property must have clear title before it can be sold.
That's not necessarily the case.
At Hockey Home Buyers, we are specifically interested in properties where title complications have made a conventional sale difficult.
Our first step is simply to understand the situation.
We can review the information available to us, evaluate the property and the apparent title issues, and determine whether we believe there is a transaction structure that makes sense.
If there is a path forward, we can make an offer to purchase the property.
If we cannot find a workable path, we'll tell you that too.
There is no obligation to sell.
HOW IT WORKS
1. Tell Us About the Property
Give us some basic information about the property and the title problem you have encountered.
You don't need to have every document or know exactly how to fix the problem.

2. We Review the Situation
We'll review the information you provide and, when appropriate, obtain or review available property and title information.
We look at the property as a potential acquisition—not as your attorney.
3. We Determine Whether We Can Buy It
If the title issue appears capable of being resolved through appropriate documentation, title underwriting, or other permissible transaction processes, we'll determine whether we can structure a purchase.
When appropriate, we work with title companies, underwriters, attorneys, estate representatives, and other professionals involved in the transaction.
4. We Make You an Offer
If we're interested in purchasing the property, we'll provide you with an offer based on the property's value, condition, marketability, transaction costs, and the complexity and risk associated with the title.
Our offers are based on the property and the transaction—not on how complicated your situation may be.
5. We Close Through a Title & Closing Professional
When a transaction moves forward, the closing is handled through the appropriate title/closing professionals.
Our goal is a straightforward transaction with no unnecessary repairs, showings, or traditional listing process.
WHY HOCKEY HOME BUYERS?
We Understand Difficult Real Estate
We Work With Title Professionals
We don't try to replace the professionals responsible for providing legal advice or title/closing services.
When a transaction requires additional documentation or professional assistance, we work with the appropriate attorneys, title companies, underwriters, estate representatives, and other professionals.
We Don't Require a Traditional Listing
If we purchase your property, you don't need to prepare the property for showings, wait for a buyer, or go through a traditional listing process.
We Buy As-Is
You generally don't need to make the property market-ready for us.
We purchase properties in their existing condition, subject to the terms of the transaction.
We Understand Difficult Real Estate
Hockey Home Buyers was built around a simple idea:
Some of the best real estate opportunities are properties other investors don't know how to handle.
Our team has extensive experience with real estate transactions, title insurance, title searches, title underwriting considerations, and complicated property records.
That experience allows us to recognize problems that may cause another buyer to walk away.
PROBLEM TITLE? WE'RE INTERESTED.
You may have been told:
"You need to fix the title before you can sell."
Or:
"A buyer isn't going to touch this property."
Or perhaps you've already tried to sell the property and the transaction fell apart because of something discovered during the title search.
That's exactly the type of property we want to hear about.
Hockey Home Buyers is willing to evaluate opportunities that other buyers may consider too complicated.
